Colorado's climate, geology, and soil properties are tough on homes. We offer a variety of additional inspection services and environmental tests to ensure your home will outlast Colorado conditions for years to come, all while keeping your family safe and healthy.
- Radon Radon comes from the natural decay of uranium in bedrock and soil. Radon is a colorless, odorless radioactive gas, and is the second leading cause of lung cancer in the US. Because Colorado bedrock is rich in uranium, radon is of greater concern here than many parts of the country. The EPA estimates that in Colorado, about half the homes have radon levels higher than the recommended action level of 4 pCi/L. Every county in the Front Range is considered High Risk for radon. Because of this, we ALWAYS recommend buyers get a radon test before they purchase their new home, even if the home already has a radon mitigation system. - Sewer Line Inspections Colorado homes are affected by shifting soils and the annual heat / thaw cycle. Our geology is not as stable as that of other places, making sewer line failures more common and inspections more important to homebuyers. We also ALWAYS recommend home buyers get a sewer scope. Tree roots, cracked or crushed pipes, or blockages might not be causing serious problems now, but sewer issues go from bad to worse at the most inconvenient times (like Christmas Eve or Superbowl Sunday). No homebuyer wants to deal with the hassle or the cost of repairs to a sewer line, especially right after moving in. Sewer line repairs average more than $7,500 in the Front Range area. A sewer line inspection provides critical information about the integrity of your sewer line, letting you move in knowing you don't have to worry about crap. (Add-On: $175)
- Floor Plan Renderings Whether you are buying or selling, floor plans provide important information on a home's layout and the relationships between rooms in a building. According to Zillow, having a floor plan is the 2nd most important feature on any real estate listing. Since we'll already be at your home for the inspection, let us also prepare a clear and professional floor plan for your home. Plans are delivered in high resolution images included with a PDF report. Homes larger than 4000 sqft are an extra $50. (Add-On: $150)
- Mold Testing: Mold is a common household problem that can cause health issues and structural damage if left untreated. Mold can grow anywhere there is moisture, such as in bathrooms, basements, and attics. Our team at Coal Creek Home Inspections offers mold testing services to detect the presence of mold in your home. We use spot sampling to identify areas of mold growth and take samples of suspected materials, which are then sent to a lab for analysis. - Asbestos Testing: Asbestos is a mineral fiber that was commonly used in building materials until the 1970s. Exposure to asbestos can cause serious health problems, including lung cancer and mesothelioma. If you have an older home, it's important to know whether asbestos is present so you can take necessary precautions. At Coal Creek Home Inspections, we offer asbestos testing services to identify the presence of asbestos-containing materials in your home. We take samples of suspected materials and send them to a lab for analysis. Our reports provide information on the type and location of asbestos-containing materials and recommendations for safe removal. (Add-On: $250)
- Lead Testing: Lead is a toxic metal that can cause serious health problems, particularly in young children. Lead was commonly used in paint until 1978, so if you have an older home, it's important to know whether lead-based paint is present. At Coal Creek Home Inspections, we offer lead testing services to identify the presence of lead-based paint in your home. We use spot sampling to identify areas with lead-based paint and take samples of suspected materials, which are then sent to a lab for analysis.
